My experience comes from doing hundreds of transactions over the years. The market is always changing and your Realtor must be current on what is going on today, not how they have always done it. I ask people: "If your going to have heart surgery, do you want the person who has only gone to school and never actually done an operation, or the surgeon that has not kept up on the latest techniques and innovations. Or do you want the surgeon that has done dozens of this kind of operation, and has run into many obstacles and over come them, and who embraces the latest breakthroughs and innovations?"

We are in the most challenging real estate market in our life time! Foreclosures are overwhelming us. Short sales, where the seller is asking the bank to accept less money then the seller owes on the mortgage, are frustrating, time consuming, and extremely stressful. Mortgage programs are changing daily. Buyers, who were approved for a program last month, may not qualify for that program today. Your agent needs to be able to understand, not only his part of the transaction, but all the parts of the transaction.
Your agent has to follow up on all buyers involved in the transaction - the seller, the buyer, the other agent, loan officer, appraiser, home inspector, title officer and anyone else that is involved. My proven track record, of closed transactions, shows my knowledge and follow through. I am a full time agent doing dozens of transactions a year, not just one or two for extra income. I know how to solve problems, and discover them before they become an obstacle, not just point a finger and expect someone else to solve it and hope it closes.
