Coronado

There is no better illustration of the law of supply and demand than Coronado real estate. There is a finite number of homes, and available lots, on the island and demand has pushed prices into La Jolla territory. Coronado is popular because of the well-done mix of pre and post-war homes, flat land, and access to the bay and a spectacular beach. It features a Midwestern downtown and is pedestrian and bike friendly. The convenient ferry can take commuters to downtown San Diego and the bridge has been toll-free for years.

The town is a haven for retired military to be sure, but there are plenty of middle-aged civilians living there. Like the population, there are three diverse zones. Down south on the Silver Strand lies a 1970s era project called the Coronado Cays. The planned community has bland architecture but sits on the bay and there are plenty of private docks. It is across the highway from the beach and sports many good bay and downtown San Diego views. The southerly portion of Coronado has the golf course and the Hotel Del Coronado anchoring the best part of the island to live. The third section, around the entry and exit streets to the Naval Base, has some rentals and is least expensive place to buy.
