I also do a virtual tour and take up to 25 photos of your home so perspective clients can see the features offered and the lay out of your property. I also subscribe to over 600 web sites so your property gets maximum exposure and a quality tenant is found as quickly as possible.
* Review and qualify all applicants. I use a service that provides credit, background and employment verifications to ensure that we get a quality tenant.
* Prepare and execute the lease with the tenant. I use a comprehensive lease to ensure all the rights afforded to you under the law are protected.
* Do a move in walk through with the tenant to make sure it is in good condition and everything is working at the time of move in.
* Coordinate all repairs as necessary. I have a list of licensed, bonded and insured professionals who do the work properly and for a reasonable rate.
* Coordinate the eviction process in the event that the tenant does not pay the rent as agreed or at all.
* Coordinate any tenant issues such as HOA complaints or City complaints.
* Perform a move out walk through to ensure the property is returned to the owner in the same condition as it was when rented, less normal wear, and provide a report to the owner with a list of any repairs that need to be performed prior to a new tenant moving in, and the cost. I will also provide the owner with a report stating if it is a tenant expense to be deducted from the security deposit so the owner can do an accounting of the security deposit and send the former tenant a refund, if any, within the 30 days after move out as required by law.
