Many smart investors from outside of the US are buying properties in Las Vegas. The city is well-known internationally, houses and commercial property are undervalued, positive cash flow profit is likely with many properties, there is often foreign currency advantages compared to the dollar, and the USA is a safe place for foreign investment.
 
If you are planning to make your purchase in cash, that is the easiest method to buy real estate. Your closing costs will be the lowest and sellers, especially bank-owned properties, prefer to sell to cash buyers.
 
If you need a loan, as a non-resident, the choices are very limited and you need an experienced real estate agent and lender to make your deals happen. If you are a Canadian national and looking to buy a 2nd home in Nevada, I know of a very competitive loan program with fairly straight-forward guidelines.
