The following are some helpful hints in preparing a home for sale:
Curb Appeal: First impressions only occur once. Think of yourself as a buyer seeing your house for the first time, walking up to the door, waiting while your Realtor unlocks the door. What do you see?
· A well trimmed yard, possibly some colorful flower beds or pots.
· A well painted or cleaned front door, clean windows & screens.
· Is the trim peeling? Maybe in need of a fresh coat of paint.
· Does the doorbell work?
Clutter: Once inside take a look around. Is there too much furniture? Can you move about freely? Are there too many pictures on the walls? The thing to keep in mind is that the buyer is not buying your belongings, so the sooner you begin opening the floor plan up so the buyer can picture their belongings in your home, the sooner it will sell. Sometimes this means painting over some of your favorite colorful paints, or putting away some of your favorite collections … isn’t it worth it if it sells your home sooner?
Countertops: In your kitchen & bathrooms clear away all the things you do not use regularly, in order to give the appearance of lots of space.
Closets: Pack away seasonal clothing, and thin out what you really don’t use anymore. Remember, you will be moving soon, so why not get a head start that will also help your home show better!
Lighting: Make sure all light bulbs are high wattage & bright. Leave lights on in interior rooms and darker hallways. Yes, this is counter to being “green”, but spending a bit more on electricity while you market your home does make it standout above the others.
Temperature: Keep your home comfortable and inviting. We do not know what day and what time your home will be shown, but it always helps when the buyer enters your property and feels comfortable and welcome.
