Gorgeous high rise condos line Ocean Boulevard extending from downtown to the edge of Belmont Heights. The grandmother of them is the Villa Riviera, an elegant tower that looks as if it had been transplanted from 1930s New York. Also notable, and right across the street, is the International Tower a 1960 circular building with pie-shaped condos and great views. Some old, some new some "everything old is new again", that is downtown Long Beach. Belmont Shore



Spanish revival architecture dominates in Belmont Shore with single family, duplexes and multi-family homes all packed together within a few blocs of the beach. Second Street is the center of the Belmont Shore community and it is busy with locals and tourists from dawn to middle of the night. There always seems to be a party or something else fun going on nearby. Lots of great restaurants and fun shops!

Belmont Heights



In the early 20th Century Long Beach was a destination resort a place to escape the summer heat of Los Angeles. Some homes in Belmont Heights and adjacent areas were originally built as summer cottages, but it didn't take long for builders to identify an opportunity. In the 1920s home in Belmont Heights and nearby neighborhoods were built as permanent year-round residences many in the Craftsman bungalow style. It became what I call "Bungalow Heaven"! You will also find many Spanish and Mediterranean homes as well as other charming cottage style homes along these tree-lined streets.

Belmont Heights is less congested, its homes are larger that Belmont Shore, Naples, and the other beachside neighborhoods. And you are still within easy walking distance of the beach.

On the west side of Belmont Heights, between Redondo and Junipero, lies the Bluff Park district. There you will find turn of the century estate homes. Their architecture ranges from Spanish Revival, Mediterranean. You will even recognize the designs of the famous Green and Green firm.

Naples Island & the Waterfront



Naples is a set of small islands interwoven with charming flower-lined walkways and canals with 5 Venetian-inspired bridges arching over them. Facing the waterways are luxurious homes in a full range of styles from boldly contemporary to New England shingle-style. These islands are, of course, a man-made creation but beautifully so. And this is the southernmost neighborhood in Long Beach and L.A. County.

Naples is only one of the many waterfront neighborhoods in Long Beach. Across from Naples is the "Peninsula", a narrow strip of land fronting the ocean on one side, the bay on the other. The Long Beach Yacht Club is located at the very end. Homes on the Peninsula are primarily in an East Coast shingle style.

Parts of Belmont Shore face directly onto the water of Alamitos Bay. Then there are the newer neighborhoods of Bay Harbor and Spinnaker Cove where large contemporary "California Spanish" style homes are nestled together in village-like gated communities. As in Naples, some homes have docks.

If a condo is more your style, there are condos with boat docks in Marina Pacifica an integral part of the Marina Pacifica Mall ? facing Alamitos Bay and other condos on Naples Island.

Away from Alamitos Bay, on the Peninsula, are the condos and homes facing onto the long sandy beach that gives the city its name. They are on the ocean-side of Ocean Boulevard extending from near downtown to Belmont Shore. In many of them you can take a few steps from your condo door and have your feet in the sand on the beach.

California Heights




From oil boom town to Historic District, California Heights has come a long way!In 1921 oil gushers were discovered on Bixby Ranch grazing land and shortly thereafter 830 lots were sold including oil rights. "Buy a lot, Become a Millionaire" was their sales pitch! By 1923 the new owners discovered that there was almost no oil under their lots so they began to build homes in a new community called California Heights.

Today California Heights is Long Beach\\\'s largest Historic District filled with charming 1920s and 1930s Spanish revival style homes. You will also see a few Tudor revival and California bungalows in this neighborhood adjacent to upscale Bixby Knoll. Prices are lower then Belmont Heights so "Cal Heights", as it\\\'s known locally, could be a good alternative.

Los Altos and Lakewood



Think of these areas as "Homes for the Future ? 1940s style". Starting at Atherton and Bellflower Streets and extending north as far as the eye can see are modest 2 and 3 bedroom homes built for returning G.I.s after World War II in Los Altos, Lakewood and other adjoining neighborhoods. Original home sizes range from about 900 to 1100 sq. ft. Some have been updated and enlarged over the years, some have not. The lots are larger than in neighborhoods closer to the beach so these neighborhood have  an open and spacious feeling. There are some pockets of custom homes, in particular around Lakewood Village.

For architectural aficionados, there is a small neighborhood of mid-century modern homes designed by Cliff May, some in good condition, some needing attention.

Homes in these areas, including South of Conant and Plaza, offer excellent opportunities at a lower price than homes closer to the water. So, instead of walking to the beach, you might have to drive to the beach or bicycle to the beach.

Signal Hill



If you want a view, a 360 view, a panoramic view that goes from Palos Verdes to Newport Beach, Signal Hill is the place to be. In fact in the 1500s the Puvuvitam Indians used the hill to send smoke signals to their relatives in Pimu (Catalina Island).

It was only in the 1920 that oil was discovered and the hill became "Porcupine Hill" for all its oil towers.

Now the towers are mostly gone but numerous developments were built in the last couple of years. There you will find many new and newer family homes with 4 and 5 bedrooms.

Seal Beach



Much of Seal Beach old town looks like a Southern California beach community straight out of 1950s and 60s. Picturesque cottages on small lots, a short main street ending at the beach, colorful shops selling bikinis, surfboards and seashells, time is still trying to slow down in this neighborhood. On main street, you can also shop for chocolate scented geraniums or catch a foreign movie.

Seal Beach is the place to walk - whether in town to get a cup of coffee or on the sand to hear the crashing waves. And don't miss walking along the Bolsa Chica Wetlands at the edge to town. There you can see migratory shorebirds, seabirds, waterfowls. And there will be a lot more to see and enjoy when the massive Wetlands restoration is completed.

The charming 'small town' downtown neighborhood offers a choice of homes, turn of the century beach bungalow, new custom homes built right on the sand. Or just cross Pacific Coast Highway and walk up the hill to find larger homes- some of them offer the most spectacular sunset views.
